Asphalt Coatings Company Completes Infrared Asphalt Repair and Sealcoating at Savanah HOA in Englewood, Colorado
HOA drives and parking rows are shared by every resident and visitor, so a repair program has to move through the community one area at a time. At Savanah HOA on East Jamison Drive in Englewood, Asphalt Coatings Company completed infrared asphalt repair, sealcoating and restriping across the shared drives and parking rows.

Four Days of Infrared Repair
Asphalt Coatings Company placed infrared repairs at Savanah HOA over four days in a row. Rectangular patches went in across the community, one area at a time, reaching from the gated entry to the garage rows.
Patches sit at the gated entry, in the stall rows, along the concrete gutter pans and beside the garages. Many were laid right up to the gutter pans. Some are long strips and one wraps around in an L shape.
Equipment on Site
- A truck-mounted heater panel, lowered onto the pavement beside a finished patch
- A small double-drum roller for compacting each repair, at one point parked in a stall row between cars
Sealcoat Over the Patched Pavement
Asphalt Coatings Company sealcoated the drives and parking rows at Savanah HOA four days after the last patch. Fresh sealcoat covers the community's pavement, patches included.
The crew ran the sealer right up to the concrete edge along the garage row. Sealed cracks show as raised lines under the new black surface. Sealcoating after repair ties the old pavement and the new patches together under one uniform coat.
New Striping on the Sealcoat
Asphalt Coatings Company restriped Savanah HOA on the fresh sealcoat. New markings went down across the community.
- ADA stalls: blue accessible symbols and hatched access aisles in front of the buildings.
- Stall lines: white lines lay out the resident and visitor rows, including the visitor row along the fence.
- Crosswalks: wide white bars cross the drives where people walk between parking rows.
- Curb line: a bright yellow line runs along the curb opposite one crosswalk.
A walk-behind line striping machine laid out the markings, standing beside a finished ADA stall in the project record.
Why Repair, Sealcoat, Then Stripe
Asphalt Coatings Company sequences HOA pavement work as repair, sealcoat and stripe. Repairs fix the damaged spots first. Sealcoat then covers the whole surface. Striping goes on last so the markings sit on a clean black finish instead of being covered or interrupted by later work.
At Savanah HOA, that sequence ran from the first infrared patch to new crosswalks in a little over a week of project activity.
Working Within an Occupied HOA
Asphalt Coatings Company works in occupied communities by moving through one area at a time. At Savanah, residents' cars stayed parked in rows near the work, and the roller even waited between them. Phasing the repairs and coating section by section lets residents keep access to their homes and garages.
